We have an exciting opportunity for a Letting Manager role in a London-based Real Estate firm. It is a premier boutique real estate firm and consultancy, centrally located in Mayfair, London, on Park Lane. Specializing in global luxury residential and commercial sales, it focuses on off-plan and new build developments. They are looking for a driven and experienced Lettings Manager to join our energetic team, taking a leading role in growing and managing our property portfolio.
Job Requirements:
- ARLA certification or equivalent qualification is preferred but not required.
- A valid UK driving license is advantageous for property visits.
- Proven experience as a Lettings Manager or in a similar role, successfully managing property lettings and portfolios.
- Skilled in leading and motivating property teams.
- Strong knowledge of tenancy laws, regulations, and the lettings market.
- Familiarity with property management software and CRM systems.
- Expertise in property marketing and tenant acquisition strategies.
- Excellent leadership, negotiation, and communication skills.
- Customer-focused with strong problem-solving abilities.
- Highly organized, able to multitask effectively.
Responsibilities
Job Responsibilities:
- Manage the full letting process, from property marketing and viewings to contract negotiation and completion, supported by the admin team and property managers.
- Maintain a portfolio of properties, ensuring full occupancy and compliance with all regulations.
- Conduct regular inspections to uphold property conditions and tenant responsibilities.
- Serve as the primary contact for landlords and tenants, handling queries, maintenance, and renewals.
- Prepare detailed reports, rental statements, and documentation for landlords.
- Lead and inspire the lettings team, guiding them to meet targets and performance goals.
- Ensure outstanding customer service, professionally addressing inquiries and complaints.
- Develop training programs to keep the team informed on best practices and compliance.
- Implement strategies to attract landlords, grow the property portfolio, and boost revenue.
- Build and sustain strong client relationships to enhance satisfaction and retention.
- Monitor market trends, competitor activities, and regulations to identify growth opportunities.
- Represent the company at industry events and networking functions to expand business reach.
- Oversee property marketing across online platforms, social media, and local networks.
- Collaborate with the marketing team to craft compelling property listings and promotional content.
- Assess advertising effectiveness and refine strategies to optimize property exposure.
- Ensure all lettings processes align with relevant legislation, industry standards, and health and safety regulations.
- Stay updated on tenancy laws and compliance requirements to maintain regulatory adherence.
- Prepare and manage tenancy agreements, inventories, and essential legal documentation.
